How much rent should I pay? When?
A rental contract is a long-term lease agreement. The rent is paid in monthly installments throughout the lease term. No matter when you move into the apartment, you must complete the first payment before the Beginning date specified in the contract (for example, if the Beginning date is 8/1, the first due day is 7/1, and the first rent is the last of the following year. Rent for one month and July). Even if you move into the apartment after the move-in date stipulated in the contract, the date of the first payment and other payment will remain the same (in short, the date of the first payment is subject to the Beginning date on the lease, not the actual check-in date). The first clause of the contract states the first payment and deadline, the monthly rent and the deadline, the last amount to be paid and the deadline, and a detailed description of how to pay. These are the costs that you and your roommate will pay together.

Can my roommate and I pay the rent separately?
For the convenience of the majority of residents, we accept payment of rent separately from you and your roommate. However, Article 10 of the contract stipulates that the responsibilities of the contract are common. In addition to paying your own part of the rent, if your roommate fails to pay their part of the rent on time, in addition to the late fee, all other tenants under the same contract are responsible for paying the remaining arrears.

Are there any consequences for paying the rent late?
The rent must be paid on or before the 4th of each month (for example, the rent for September needs to be paid before September 4). If the apartment office does not receive your rent before the end of office hours on the 4th of each month (including the previous balance owed, if any), you will need to pay a late fee of $50. If you have not paid all the balance in your account on the 15th of the month, an additional late fee of $75 will be incurred. Article 3 of the rental contract has a detailed description of the late fees and other expenses incurred, including the bank returned check fees and other expenses incurred due to insufficient balance in the tenant’s bank account. As mentioned before, because the contractual responsibilities are common, all tenants are responsible for paying all debts in their apartment accounts. In addition, if the arrears remain unpaid after 8 days, the apartment office will take legal measures, including court subpoenas, removal of personal belongings, etc. All related legal expenses arising from the arrears will be borne by the tenant.

Do I need to pay for utilities such as water, electricity, gas, garbage disposal, internet, and cabl
Article 4 of the rental contract specifies the utility (water, electricity, gas, etc.) fees that the tenant needs to pay. Please open various utility accounts before moving into the apartment, such as BWL, Consumers Energy, etc. There are detailed instructions in the Utilities section of the Appendix to the Rules and Regulations of the contract, including the phone numbers of the utilities that serve your apartment. If you are renting a single-family house or row house, you are also responsible for snow removal and leaf cleaning.

What are the application fee and reservation fee?
Application Fee (Application Fee) refers to the cost of applying for renting for the first time, S40/person, which is non-refundable. Reservation fee (Reservation is the cost of keeping the house before the first payment. After the first payment, the reservation money will be automatically transferred to your apartment account for settlement of other expenses. Please refer to the description of the payment deadline in Article 5 of the contract .

Will the Security Deposit be refunded?
Article 6 of the rental contract specifies the amount of the deposit. After all the tenants have cleaned up the rooms and moved out of the apartment, and the apartment has not been damaged beyond the normal use range, and there is no arrears, the deposit will be refunded within 30 days after the move-out date and mailed to the tenant in the form of a check New address (please leave the mailing address within four days after the tenant moves out). On the day of check-in, the tenant will receive an Inventory checklist. Please fill in this form truthfully and return it to the apartment office within 7 days.
When moving in, please check the condition of all the facilities in the room and write down the damaged ones on the form: When you move out, if the facilities in the room are damaged and are not listed on the form, a certain amount of fine will be incurred. If the loss is stated on the form when moving in, the tenant will not be responsible for the loss before moving out after moving out

What is a Security Deposit Representative?
There is a description of the form of deposit refund in Article 6 of the rental contract. The deposit will be returned to the deposit representative in the form of a check. The deposit representative is also the primary contact (or the only contact) of the contract. The name of the deposit representative/primary contact will be stated in Article 6 of the contract. The primary contact will receive check-in information before the first payment date (please check the email) and is also the preferred contact at the apartment office. Notifying the primary contact is deemed to have notified all tenants on the contract, so the primary contact is extremely responsible!

Is the apartment furnished?
Article 7 of the rental contract specifies whether the apartment is furnished. If the apartment is furnished, the furniture addendum in the contract will explain which furniture the apartment provides.
How many roommates can I have?
Many cities in the United States, including East Lansing and many apartment companies, have strict regulations on the number of people a house can live in. For details, please read Article 8 of the Rental Contract.
Can I sublet (Sublease)?
In the case that the original tenant account has no debts, the original tenant can sublet the apartment after the apartment office, all original tenants and sub-tenants have signed a written consent. In addition, both parties must sign all relevant documents required by the apartment office before the subleter can move in. For details, please read Article 14 of the contract.

Can I terminate the contract (Break Lease)?
If tenants want to terminate the contract, they must obtain the consent of all parties in the rental contract and terminate the contract together, and sign the cancellation contract document before the Voiding Date (the exemption date is in the last line of Article 9 of the rental contract). Please note that not all apartment complexes offer this option. If the Voiding Date of the contract is blank, the contract cannot be cancelled without responsibility. If the contract is cancelled after the Voiding Date (exemption date), all tenants are liable. Articles 11 and 12 of the rental contract specify the responsibilities that tenants need to bear if they want to terminate the contract before or after moving in.
The tenant will pay a default fee of $250 and reimburse all promotions or offers. And tenants need to continue to bear the rent until the apartment office rents out the house to others again. If the apartment is rented again at a price lower than the original price, the tenant needs to pay the difference to make up for the loss of the apartment office.

Is there a parking space (Parking)?
If you need a parking space, please refer to the Parking section of the Contract Rules and Regulations appendix. This section introduces the parking space information and how many parking spaces your apartment contains. Vehicles must apply for a valid parking permit (Parking Permit) to park in the community (bicycles also need a parking permit). The vehicle must be registered under the name of the tenant or the tenant’s parents before the apartment office will issue a parking permit. In some communities, tenants’ vehicles must be parked in designated parking spaces. If the tenant violates the above parking regulations, the vehicle may be issued a ticket or towed away.

Why is it recommended to buy Renter’s Insurance?
Renter’s Insurance is a small investment for great peace of mind. Apartment insurance does not include renter’s insurance. If your personal property is damaged, lost or stolen, it is a wise choice to purchase personal property insurance in advance. If you have a car, personal property insurance can be purchased together with car insurance (your car insurance or your parents' car insurance), so that the price will be more favorable. For specific personal property insurance costs, please consult your local insurance company. If the tenant does not purchase Renter’s Insurance and personal property damage or loss occurs, the apartment will assume no responsibility

Can I keep a pet (Pet)?
According to the rental contract, tenants are not allowed to keep pets without the consent of the apartment office. Pets are allowed in some apartment complexes, while others are not. If you can keep pets, what kind of pets can be kept and what can not be kept, please consult the office of your apartment. If your community allows pets, you must sign the Pet Addendum contract and pay the corresponding fees before pets move into the apartment. Each community has different requirements for the type, quantity and breed of pets. If your pet does not meet the requirements, the apartment office has the right to request and force the pet to leave the apartment.

During working hours, the reception staff will verify your identity and open the door for you with a spare key.
