Property Description: If the intent to contract is withdrawn due to the actions of one party, the lessee forfeits the paid contract deposit. The lessor proposes repaying the deposit in installments.
The lessee is responsible for maintaining the property in its original condition until the lease expiration date; the lessee must cover repair costs for damage caused during the use of consumables. The lessor is responsible for repairs regarding facility malfunctions or damage resulting from building aging or causes not attributable to the lessee.
The lessee must notify the lessor of their intention to vacate at least two months prior to the lease expiration; failure to do so will be deemed an implied renewal.
If the lessee vacates before the contract term ends, they must move out after a new tenant is found and bear the lessor's brokerage fees.
The monthly management fee is 50,000 KRW (covering water, electricity, and internet) and is payable alongside the monthly rent.
Electricity charges must be paid separately by the lessee.
Indoor smoking and keeping pets are prohibited.
The lessee is responsible for a cleaning fee of 100,000 KRW upon vacating.
The lessee must register the lease within 30 days of signing the contract.
The lessee is prohibited from engaging in noise-generating activities or parking vehicles during late-night hours.
All other matters shall be handled in accordance with the Civil Act, the Housing Lease Protection Act, and standard real estate leasing practices.
