Lease Term: August 22, 2026 – August 21, 2027 (1 year)
Property Description: The tenant is responsible for maintaining the property in its original condition until the lease expires; the tenant must cover repair costs for damage caused during use (excluding normal wear and tear of consumables). The landlord is responsible for repairs regarding building aging or facility malfunctions/damage not caused by the tenant. The tenant must notify the landlord of their intention to vacate at least two months prior to the lease expiration; failure to do so will result in an automatic lease renewal. If the tenant moves out before the contract term ends, they must vacate the premises after a new tenant is found and cover the landlord's real estate agency fees. The monthly management fee of 100,000 KRW (covering water and internet) is to be paid in advance along with the monthly rent, starting from the move-in date. The tenant is responsible for separate monthly electricity and gas charges. - There is no mandatory move-out cleaning fee; however, if the tenant chooses to clean the unit for the next occupant but the cleaning condition is found to be unsatisfactory upon inspection, a cleaning fee of 200,000 KRW may be charged. - Furnishings/appliances provided (A/C, washing machine, refrigerator, desk, bed, etc.) must be compensated for if damaged due to intent or negligence. Smoking and keeping pets indoors are prohibited. The landlord agrees not to establish additional rights (such as mortgages) on the property within two business days following the final payment date. If such rights are established, the contract shall be cancelled, and the deposit refunded in full. Other matters shall be handled in accordance with the Civil Act, the Housing Lease Protection Act, and general real estate leasing practices. The tenant is required to file a housing lease report within 30 days of signing the contract.
