The lease term for long-term rentals is a uniform 360 days (August 15, 2026 - August 9, 2027).

1. Steam irons, spray insecticides, and other devices that may generate large amounts of steam or smoke are strictly prohibited in guest rooms. Frying, deep-frying, and other heavy-oil cooking methods are also prohibited in public areas. If a fire is triggered due to misuse of such equipment or operation, a repair fee of HK$5,000 per person per incident will be charged.

3. Please do not use high-powered electrical appliances or appliances that do not meet quality standards in public spaces. Guests are responsible for all repair or replacement costs if this causes a short circuit or equipment damage.

4. Please dispose of household waste in the trash cans in the stairwell, not in public areas such as doorways or corridors. Violation of this clause will result in an additional cleaning fee starting from HK$500.

5. Washing machines and dryers are not allowed after 11 PM. If the manager receives three complaints from guests about nighttime noise, the apartment has the right to impose a fine of HK$1,000 on the guest. If the guest fails to correct their behavior after being fined, the apartment has the right to terminate the contract and evict the guest. All deposits and rent already paid will not be refunded.

6. Electricity costs incurred within apartment suites will be shared equally by the suite's occupants. Electricity costs in common areas on each floor of the apartment will be shared equally by the occupants of that area. The apartment will not calculate electricity costs separately based on the number of days a occupant stays in Hong Kong.

If the tenant is in arrears with rent for seven (7) days or more, the landlord has the right to demand interest on all overdue rent at a rate of HK$500 per day.

1. Free Wi-Fi throughout the year.

2. Free water throughout the year.

3. Free shuttle service throughout the year – scheduled morning and evening transfers between the resort and the subway/bus station, saving time and ensuring safety.

4. Free intelligent monitoring throughout the year, 24-hour security.

5. Free rooftop space throughout the year for student gatherings, studying, and socializing; a private space.

6. Free use of 21 pieces of furniture and appliances throughout the year (damage requires compensation).

7. Free cleaning throughout the year – kitchen, bathrooms, common areas, and the area surrounding the resort.

8. Free laundry service throughout the year – twice a week (excluding underwear, laundry bags provided), and bedding (sheets, duvet covers, pillowcases) every two weeks.

1. Water, Internet, and Electricity Fees:

(1) Water and internet are free for the entire year.

(2) A cleaning lady cleans the common areas daily.

(3) Annual electricity fees: shared equally among all tenants (including tenants and management staff).

(4) Electricity costs for all electrical facilities in the common areas (e.g., water heaters, microwaves, refrigerators, etc.) are shared equally among all tenants in that area.

2. Rent Payment Methods: Payment can be made annually, semi-annually, or quarterly.

3. Newcomer Welcome Package includes: a 7-piece bedding set (one sheet, one duvet cover, one pillowcase, one pillow core, one quilt, one palm fiber mattress, and one soft mattress), and 10 clothes hangers.

4. Management Fee: The management fee is 6% of the rent and includes furniture maintenance (natural wear and tear), cleaning of common areas, cleaning of public restroom floors, and garbage collection. 5. Stamp Duty: Stamp duty must be paid when the apartment and the tenant enter into a lease agreement. The stamp (commonly known as "stamping") must be affixed within a specified period. If the lease term is no more than one year, the tax rate is 0.25%, with the apartment and the tenant each responsible for half of the cost.

V. Reservation Process:

1. Annual Payment Reservation Process

(1) After confirming your intention to rent, pay two months' rent as a deposit within three days of issuing the invoice to reserve the room.

(2) Sign the contract and pay the first installment of rent (the first six months' rent) within seven days of paying the deposit.

(3) Pay the second installment of rent (the remaining six months' rent) before July 15, 2026.

2. Semi-annual Payment Reservation Process

(1) After confirming your intention to rent, pay two months' rent as a deposit within three days of issuing the invoice to reserve the room. 5

(2) Sign the contract and pay the first installment of rent (the first six months' rent) within 7 days after paying the deposit.

(3) Pay the second installment of rent (the remaining six months' rent) before January 15, 2027.

3. Quarterly deposit payment process

(1) After confirming your intention to rent the room, pay 4 months' rent as a deposit within 3 days after issuing the invoice to reserve the room.

(2) Sign the contract and pay the first installment of rent (the first three months' rent) within 7 days after paying the deposit. The deposit will then be converted into a security deposit.

(3) Pay the quarterly rent (three months' rent) before November 15, 2026, January 15, 2027, and May 15, 2027.
