I. Rental Price & Lease Term
The long-term lease term should be 11 months + 26 days (360 days).

(To accommodate the owner's renovation project in 2027, the new lease term will not end until August 19, 2027. If the lease term is less than 360 days, the reduced number of days can be included in the rent reduction.)

II. Fees:

1. Electricity, Water, and Gas Fees
Each room has its own independent electricity, water, and gas meter. Electricity, water, and gas fees are charged per room based on actual usage. Tenants are required to pay a deposit of HKD$5000 for utilities, which will be deducted from the deposit upon termination of the lease.

2. Internet Fee
The apartment provides free internet access. Upgraded internet access is at the tenant's expense.

Premium Package - HKD$48/1 month, HKD$144/3 months, HKD$268/6 months, HKD$500/12 months
Express Package - HKD$68/1 month, HKD$204/3 months, HKD$388/6 months, HKD$700/12 months

3. Facilities Usage Fee: The apartment is equipped with a gym, study room, and laundry room. The membership fee is HKD$1200/year, payable by the residents.

III. Booking Process

1. Rent payment methods include annual, semi-annual, and quarterly payments, as detailed below:

a) Annual Payment: A deposit equivalent to 2 months' rent, a utilities deposit of HKD$5000, and rent payments must be made in 6-month installments. The second installment (remaining six months' rent) must be paid before August 1, 2026.

b) Semi-annual Payment: A deposit equivalent to 3 months' rent, a utilities deposit of HKD$5000, and rent payments must be made in 6-month installments, i.e., every six months. The second installment (remaining six months' rent) must be paid before January 15, 2027.

c) Quarterly Payment: A deposit equivalent to 3 months' rent, a utilities deposit of HKD$5000, and rent payments must be made in 3-month installments, i.e., every quarter. 1. Rent is due on November 15, 2026, January 15, 2027, and May 15, 2027 (three months' rent).

2. After confirming their intention to rent, the tenant must follow these steps:

a) Deposit payment, signing the lease, and payment of the first rent installment: The tenant must sign the lease agreement and complete the payment of the deposit, the first rent installment, and the remaining security deposit (if any) within 14 days. The amount of the first rent payment depends on the chosen payment method: Annual payment requires payment of six months' rent; semi-annual payment requires payment of six months' rent; quarterly payment requires payment of one quarter's rent. Annual payment tenants must pay the remaining six months' rent before August 1st each year.

b) Special payment arrangements: If a tenant reserves a room by paying a deposit after August 1st each year, annual payment tenants must pay the full deposit and the full year's rent within 14 days of signing the lease. If a tenant reserves a room by paying a deposit after August 15th each year, annual payment tenants must pay the full deposit and the full year's rent after signing the lease and before moving into the apartment.

c) If a tenant fails to pay the first rent payment within 14 days of paying the deposit, the landlord has the right not to refund the deposit and may relist the room for another tenant. IV. Preferential Policies
a) Receive a 2% discount on rent for annual payments, which can be deducted from the rent for the second installment.
